Home Staging Consultations for Occupied Homes

The Total-Home Plan You Need to Put Your Best Foot Forward and Get Your House Market Ready So You Can Sell for More Money in Less Time

You want to sell your house, but you’re not sure if you’re doing the right things to get it ready. I get it. And I know it can be puzzling.

It’s stressful enough to put your house on the market, and it's especially hard when you'll be living there while trying to sell.

You've got many years' worth of clutter, lots of furniture, oodles of knick-knacks, jam-packed closets, overflowing cabinets, a not-so-perfect lawn—any of this sound familiar?

You know there's stuff you probably need to do—like repairs, updates, cleaning, and more—but figuring out what to prioritize is overwhelming, and maybe you don't have unlimited time to get it done, so you need to tackle what's important and skip what's not.

And you’ve probably realized that even if you try to handle this on your own, you haven’t quite managed to get started, or you've started, but you're overwhelmed. And that's putting you farther and farther away from your goal of selling your house asap.

Think you can skip all this agony and just sell your house as-is?

Well, maybe you can, but here's the problem:

You probably won't sell for as much money as you'd like, and it will probably take more days on the market than you’d like.

And the longer it takes to sell, the longer you have to live in discomfort, struggling to keep the house "show-ready" at a moment’s notice.

Not to mention you’ll have to wait longer to move on to your next home, and you’ll continue paying the carrying costs of your mortgage while you wait.

And THAT is exactly why I created my Home Staging Consultations for Occupied Homes. It’s for people just like you who need a clear-cut plan on what to do—and what not to do.

In my consultation, I spill the beans on everything you need to know to put your best foot forward so you can sell with confidence.

Here’s a sneak peek at what you’ll get from one of my consultations:

  • A two-hour, in-person, room-by-room walkthrough of your entire home and creation of a detailed, custom staging plan to get your home show-ready. The plan will lay out my advice on using what you have to create the best furniture arrangement, as well as strategic placement of artwork and accessories, decluttering, and depersonalizing.

  • Recommendations on repairs, upgrades, and maintenance to enhance your home’s appearance, like wall and trim paint colors, light fixtures, and cabinet hardware. Want curb appeal recommendations for the outside of the house? Good news: That’s included in my consultation, too.

  • Detailed notes that I’ll leave with you at the end of the consultation so you can get started right away. And don’t worry if you need support after I leave your house—you can get in touch with me later if you have questions while you’re implementing the plan.

If your house is either vacant or partially furnished, first, I’ll conduct your consultation; then I can select rental furnishings and accessories to fill all the right spaces that will turn your once empty house into a warm and welcoming showpiece. Additional fees will apply for furniture/art/accessory rental. Contact me for more information about rental fees.

And if I can't come to meet with you at your house because you’re outside my local Washington, DC metropolitan area, no problem! I can work with you virtually, no matter where you live.

After your consultation, you can expect to:

  • Have clarity on what to prioritize and what you can skip, so you can get your house on the market quickly without getting totally overwhelmed.

  • Attract the best offers from day one by putting a premium home on the market that stands out from the competition.

  • Raise buyers’ perceived value of your home so you can discourage lowball offers and “tire kickers” who only want to be nosy or waste your time.

  • Sell for more money by avoiding price reductions that steal profits from your pockets.

  • Sell your house in less time, with fewer intrusive showings and open houses, and less of the frustration and discomfort of living in a house on the market.

Now, don’t take my word for it. Here’s what a few of my amazing clients have said about working with me:

[After the staging consultation with Jennifer]…we put the house on the market a few days before Christmas; we had an offer within the first 4 days. I believe the home staging really helped.” - Shawn S., Rockville, MD

Main Stage Home is THE PERFECT COMPANY…saving you time and energy to improve your relaxation! Thanks, Jennifer, for your EXPERTISE!

- Carol S., Chevy Chase, MD

Jennifer made the process fun, interesting, exciting and easy…Working with Jennifer and Main Stage was absolutely stress-free….I had never done anything like this before. I always saw myself as very "artistic." And yet, when I saw what Jennifer was able to do, I realized that there was NO WAY that I would have been able to do anything so gorgeous, inviting and welcoming as she did.... It turned out to be a learning experience for me also, to see how someone else might see and design the space.

– Nechama L., Washington, D.C.
